NHT Refund 2025: Expectations to get National Housing Trust Refund!

If an individual made contributions in 2017 and in previous years but have not yet claimed their contributions, then they can apply for NHT refund from 01 January 2025 or any time throughout the current year. 

Applicants just need to provide their personal details for verification, information about their contribution history, and their preferred refund amount collection method.

Individuals will be able to receive refunds through direct deposit into their bank account or remittance agencies if they are any from one: local and overseas contributors.

NHT Refund 2025

The National Housing Trust (NHT) announced that they are going to start accepting applications from January 1, 2025, for the NHT refund of contributions paid on or before 2017.

Assistant General Manager for Corporate Communication and Public Affairs, “Dwayne Berbick” stated in a press release that all individuals who contributed to the NHT before 2017, instead of the extent of their contributions, can qualify for a refund in 2025.

Individuals need to submit their online application form through the NHT’s official website, nht.gov.jm, or via NHT mobile app, that they can download from Google Play or Apple Stores.

It is very important to know for qualified contributors that they can apply for a refund at any time during the current year for contributions that were made in 2017 or earlier.

Are there any changes occurring in NHT refund 2025?

The NHT announced that for contributors who choose to utilize a remittance agency, there are some changes going to occur in the rates linked with the service. The new rates, inclusive of GCT, will be: 

  • $172.50: JMMB Money Transfer Limited.
  • $200: JN Money Services Limited.
  • $160: VM Money Transfer Services Limited. 

The customer rates will be applicable for payments more than $500 and will come into effect from 01 January 2025 and will come to an end on 31 December 2027.

Who is eligible for NHT Refund 2025?

To be eligible for the NHT refund in 2025, individuals need to meet the following eligibility criteria:

  • Contributions: Individuals need to have made contributions to the NHT in 2017 or in early years.
  • Time Frame: As the NHT Refunds can only be available in the beginning of the 8th year after the contribution was made, contributions that were made in 2017 are eligible for NHT refund in 2025.
  • Filing Status: Applicants need to be a retiree, an expatriate returning home for good, a person who is receiving invalidity pension from the Ministry of Social Security, or the beneficiary on behalf of a deceased contributor, to qualify for a Contributions Refund in 2025.
  • Mortgagors: Claimants need to have a mortgage account to receive their refund amount automatically. However, individuals who received their mortgage through the Combined Mortgage Programme or the Joint Finance Mortgage Programme do not need to have it. 
  • Online Application: Candidates need to apply for their NHT refund online through the NHT website or through a mobile app.  

How can you apply for NHT Refund 2025?

Steps to apply for NHT refund 2025 are listed below.

  • Visit the https://www-2.nht.gov.jm/contribution-refunds/how-to-apply website.
  • Locate the apply here button and then click it.
  • An application form will appear on the display screen.
  • Select your filing status from the available options like I’m retired, migrating expatriate, apply on the behalf of a deceased contributor, etc.
  • If you make any mortgage payments to the NHT then you need to press yes button otherwise hit the no button.
  • If you are a Public Sector Worker then you need to hit the Yes button otherwise press the No button.
  • Enter your date of birth and press the continue button.
  • A new web page will appear on your display screen.
  • Enter all the required details such as your first, middle and last name, address, phone number, email address, ID type, ID number, ID Country of Issue, state, country, ID Expiry Date, etc.
  • Clip up the necessary documents.
  • Select your refund receiving method from the available options.
  • After double checking your put information, submit your application form.

How can you get your NHT Refund 2025?

The NHT shared that contributors will be able to collect their refund amount as a direct deposit into their bank account or through a remittance agency. Individuals can select the refund receiving method while submitting a valid application form for NHT refund. 

Whereas officials also confirmed that current NHT mortgagors, who got their loans directly from the Trust, will be able to get their refund amount automatically into their mortgage account. 

If you will not get your refund or if you will face any unexpected delays in getting your NHT Refund in 2025 then you need to have patience for at least four to five working days before contacting the officials.

 The NHT officials disclosed that their customers who are living abroad and those who do not have an active account in Jamaica, need to rely on remittance agencies to get their NHT refunds in 2025.
